OK Here's Why…
Elastomeric Acrylic is what many Phoenix metro valley natives are familiar with when it comes to their flat roofs. In simple terms, it's the white stuff you paint on your roof. Well, the problem with elastomeric acrylic is that it isn't so “elastic” as it sounds. It's basically a reflective paint that has very little flexibility as it eventually hardens over time. This hardening like most acrylic based paints cracks under our intense hot sun throughout the years leaving the roof vulnerable to rainwater saturating the foam or leaving moisture underneath the cap sheet.
Not to mention that it thins out with every rain and ponding water it collects on low surfaces. Acrylic makes sense if you know that you will be proactively responsible for maintaining and possibly recoating your flat roof coating every 3-5 years.
Are you paying less? Sure. But does it make sense long term? In my professional opinion, no. If you were a realtor and you knew your clients flat roof needed recoating to pass inspection for the sale, then I would say sure! Recoat the roof with elastomeric acrylic and be done with it. Let the new owner decide from there. But if you were living there yourself and plan to homestead for a good while and you're thinking 20+ years ahead, I’d tell you don't do it. That is not the right flat roof solution for you. Regardless of the situation, it is an option with its limitations.
