So when do repairs make sense?

It makes sense to do a roof repair if for example your roof is 10 years or newer and a leak needs to be stopped. However, roofs 20 years or older can still be serviced with a roof repair but a replacement may need to be considered at this point given its worn and dried underlayment. It would be wise to consider perhaps a larger section or an entire slope from eave to ridge so that everything around that leak spot is also made brand new.

Minor: Small but Necessary
The repairs that are small and should not cost a leg or arm and need to be addressed before they become moderately bad. Usually unknown or unaware to the owner until someone goes up there and spots it before it does any more damage. This is why inspections are important to prevent the preventable.
Broken tile, slide out tiles, cracked tiles, Expired Caulk/Sealant, Rusted or detached flashings, backed out fasteners
Price Range: $250-$600* depending on the extent of damages
Moderate: Evident Repair Needed
The repairs that are obviously needed and owner has some knowledge of the damage and understands the need to address.
Such as a roof leak, signs of rotted wood on deck/plywood, 1 or 2 sheets of OSB by signs of ceiling stain or the like. Fascia boards/soffit and trim rot or crumbly dry rotted wood with paint peeling and expired. Animal life damage as well such as termite damage, roof rats or birds.
Price Range: $600-$1500* depending on the extent of damages
Major: Very bad damage and much involved
The repairs that perhaps have been neglected or have been an ongoing issue that kept on becoming more amplified over time of trying to resolve it and failing. Border line replacement needed.
Such as more than 2 sheets of plywood/OSB needed to address the leak/rot issue. Valley leak of more than 10ft long. Rot underneath an HVAC unit where the unit needs to be disconnected by an HVAC contractor and then reconnected after roof work. Fascia and soffit work for more than 20ft. Partial roof replacement option such as entire slope from eave to ridge line.

Roof Tune Up:
$300 extending the life of the existing roof by performing light maintenance work such as sealing flashings, exposed fasteners and cleaning up any plant or animal debris.
Customized Maintenance Program
Roof specific; work such as touch ups for roof coatings, roof debris cleanup, pressure washing flat roofs, inspecting and addressing minor issues to prevent the preventable. All photo documented and written up to a report for you to see and keep.
Price Range: $300-$900 dependent upon roof size and profile, residential or commercial and frequency.

For example, in the event of a claim due to storm damage, we can assist you in filing the claim and working with your insurance company directly to handle the entire claim process with them in order to get you the proper restitution necessary to get your roof and life back to what it was before the storm came.
